Twice a year is the Adelaide gutter cleaning standard for most homes. Autumn after leaf drop, and spring before storm and Fire Danger Season. Here's why the timing matters and which suburbs need more.
The autumn visit (April-May)
After the autumn leaf drop. The biggest single load of the year for inner-east Adelaide (Norwood, Burnside, Unley, Prospect) where plane trees, oaks and elms drop heavily.
Scope: full clean, downpipe flush, valley clean, debris removed, photos. Sets you up for winter storm season.
The spring visit (October-November)
Before storm season properly hits and before 1 November - the start of the SA Fire Danger Season. For bushfire-zone properties, this visit is the CFS-aligned prep step.
Scope: same as autumn, with extra attention to ember-vulnerable gutter sections in BAL-rated properties.
Suburbs that need 3 or 4 visits
- Adelaide Hills (Stirling, Aldgate, Bridgewater, Crafers, Mylor) - year-round gum tree leaf, bark and seed pod fall. Quarterly is the practical rhythm. CFS pre-1-November is non-negotiable.
- Heavy-tree inner-east (Burnside, Norwood, Unley, Prospect) - autumn loads are massive. Quarterly during peak season.
- Coastal (Glenelg, Henley Beach, Semaphore) - less leaf load but salt and grit. Twice yearly plus post-major-storm visits.
- Bushfire-fringe (Aldinga, Willunga, Athelstone, Houghton, Belair) - BAL-rated. Pre-1-November mandatory.
The CFS deadline
For any property in a BAL-rated bushfire zone, the CFS recommends gutters be cleaned before 1 November (start of Fire Danger Season). Many home insurance policies in bushfire-prone areas now include maintenance conditions that effectively require it.
Setting up recurring service
Lock in twice-yearly with your matched cleaner. Typically 10-20% cheaper per visit than one-off bookings. Reminders 2 weeks before each visit, side gate stays unlocked, debris bagged and removed, photo report follows.
Why twice yearly matters for insurance
Home insurers are tightening on “gradual deterioration” exclusions. Documented twice-yearly cleaning with photo evidence creates a maintenance record that protects your claim position if gutter overflow ever causes damage.
